The A/C unit in my apartment...

I have a Sears Coldspot Air Condition. Model 253-71420. I was beginning to wonder how old it was. I googled away.
My Air Conditioner is 30 years old... or more. Scary thing is you can still get parts for them from Sears. It claims to be 9600 BTU.
I want to replace it but I'm worried about fit. I'll pay for the replacement A/C unit if my landlord will a) make sure it's the right size and b) install it.
He may go for it. I still haven't managed to get him to replace/repair the dryer that doesn't work.
In 1977, the Kenmore name replaced Coldspot as Sears' brand name on air conditioners.
